What documents are required?

The list provided is not exhaustive, it may vary depending on your situation: - Passport or Identity Card. - Portuguese Tax Identification Number (NIF). - Latest tax declaration. - Proof of savings. - Bank statements. - Employment contract and payslips or any document that can justify your professional activity.

Notary costs range between 5% and 10% of the purchase price in Portugal. Mainly, 3 taxes should be considered: - IMT: Municipal Tax on Onerous Property Transfers. It is the municipal tax that varies according to the purchase price. - IS: Stamp Duty. For an acquisition, the IS is equivalent to 0.8% of the purchase price. - ISUC: Stamp Duty on Credit Usage. This is the stamp duty on taking out a mortgage. In this case, it is equivalent to 0.6% of the financed amount. - Bank and notary costs: Approximately €1,500 to €2,000 in additional expenses, depending on the bank and notary.

Buying in Portugal requires, at minimum, a 10% down payment in addition to acquisition costs. It will depend on the type of acquisition you wish to make and your resident status, as well as other elements about your personal situation.
