Our team will prepare your file so that it can be presented to the bank, with the aim of obtaining the best possible financing conditions for your project.
Your file will be presented to the bank for a pre-approval of the financing conditions, thus ensuring the viability of your project.
Bank pre-agreements will be obtained and presented based on the conditions discussed during the discovery meeting. You can then choose the bank that best suits your needs.
After your choice, it will be necessary to open a bank account at the selected institution to continue the financing process.
Each financing request requires the valuation of the associated property. As the bank uses the property as collateral, it is essential to ensure that the property value corresponds to the acquisition price.
If the property valuation is adequate in relation to the acquisition price, the bank will issue the final agreement with the definitive conditions.
After the issuance of the final agreement, CAFIMO teams will work together with the notary, lawyers, bank and the selling party to prepare the notarial deed.
The deed will be organized and signed at the notary office, formalizing the transfer of property in accordance with the previously agreed conditions.

Notarial costs range between 5% and 10% of the purchase price in Portugal. They include IMT (Municipal Property Transfer Tax), IS (Stamp Duty, 0.8% of the purchase price), ISUC (Stamp Duty on Credit Use, 0.6% of the financed amount) and bank and notary costs of approximately €1,500 to €2,000.
