IMT (Municipal Tax on Onerous Property Transfers) is a tax paid when purchasing property in Portugal. The rate varies according to the value, location, and purpose of the property. It is paid before the deed.
Since 2024, buyers up to 35 years old can benefit from full IMT exemption on properties up to €316,772 (Continental) for primary residence. For higher values, partial exemption applies up to €633,453.
IMI (Municipal Property Tax) is an annual tax paid by all property owners in Portugal. The rate ranges from 0.3% to 0.45% of the property's taxable value for urban properties, and up to 0.8% for rural properties. Unlike IMT, which is paid only once at purchase, IMI is an annual recurring tax.
Stamp Duty on property purchases is charged at a fixed rate of 0.8% on the deed value or the taxable property value (whichever is higher). It is paid together with IMT, before the deed. For mortgage loans, there is also Stamp Duty charged on the loan amount.

The Municipal Tax on Onerous Property Transfers, or IMT, is a tax applied whenever a property is acquired in Portugal.
IMT costs between 2% and 8% of the value of the acquired property, with one exception: if the property costs €101,917 or less, the owner is exempt from paying IMT (provided the property qualifies as their primary residence).
This tax may vary slightly if the acquired property is located in Madeira or the Azores. In addition to the legal exemptions that allow citizens up to 35 years old to be exempt from paying IMT and Stamp Duty (see the paragraph on Young Buyer IMT below).
